| Limited Warranty Terms: |

| Coverage |
 |
| The Contractor provides the following express, limited warranties: |
 |
| For a period of one year after Final, the floors, ceilings, walls and other internal structural components of the home which are not
covered by other portions of this limited warranty will be free from defects in materials and/or workmanship. |
 |
| For a period of one year after Final, the plumbing, heating and electrical wiring system will be free of defects in materials or
workmanship. |
 |
| For a period of one year after Final, the roof will be free of leaks caused by defects in materials or workmanship. |
 |
| For a period of 120 days after Final, the following items will be free of defects in materials or workmanship: door warping, electric
switches, receptacles, fixtures, caulking around exterior openings, and cabinets. |

| Manufacturers' warranties |
 |
| The Contractor assigns and passes through to the Buyer all manufacturers' warranties on all appliances and mechanical equipment. It
is the Buyer's responsibility to register for all manufacturer's warranties. The registration cards of such items requiring registration shall be provided by the
Contractor to the Buyer upon close of escrow. The following are examples of such appliances and equipment: range/oven, dishwasher, garbage disposal, ventilating
fans, HVAC components. |

| Exclusions from coverage |
 |
The Contractor does not assume responsibility for any of the following, all of which are excluded from the coverage of the limited
warranty:
- Defects in the appliances and pieces of equipment covered by manufacturer's warranties.
- Damage from ordinary wear and tear, abusive use, or lack of proper maintenance of your home.
- Defects which are the result of characteristics common to the materials used, such as but not limited to: warping
and deflection of wood; fading, chalking and checking of paint due to sunlight; cracks due to drying and curing of concrete; drying, shrinking and cracking of caulking
and weather stripping.
- Defects in items not installed by the Contractor or subcontractors working on behalf of the Contractor.
- Work done by anyone not authorized by the Contractor.
- Loss or injury due to the elements.
- Conditions resulting from condensation on, or expansion or contraction of materials.
- Consequential or incidental damages
- Landscaping and plants/trees that die after occupancy.

| This limited warranty is not transferable or assignable and is extended only to the initial Buyer of the subject dwelling. |

| Unless stated otherwise in this limited warranty, the standards used in this limited warranty for underlying performance will be those set
the the Construction Contractor's Board of Oregon. |
